What a coated patio does for you

Waterproof and weatherproof. The coating closes the concrete, so water sits on the surface and runs off instead of soaking into the slab, freezing inside it and breaking the surface from within. Keeping water out is the most useful thing a coating does for an outdoor slab, and it is why a coated patio still looks finished after winters that leave bare concrete flaking. The topcoat is UV stable, so the color does not yellow or fade in full sun.

Cleaned with a hose. Grease from the grill, spilled drinks, pollen, leaf stains and the mud that comes in on the dog sit on the sealed surface rather than soaking in, so a rinse takes them off. There is no scrubbing a stain out of the slab. The finish is low odor and low VOC while it goes in, and the seamless surface is pet friendly once it is down.

Grip, and a long life. The orange-peel texture of a flake floor gives grip when it is wet, and an anti-slip additive can be broadcast into the topcoat around a pool or on a set of steps. Look back in 15 to 20 years and the floor should still be doing its job; if the surface has worn, a flake floor is refreshed with a new topcoat, and a damaged area can be re-flaked to match.

Three choices on a flake patio

The blend. Epoxy flake comes in a wide range of color blends, from neutral grays and tans that sit quietly against brick to blends with a stronger color in them. Flakes also come in different sizes, and the size changes the look as much as the color does: a fine flake reads as a speckled, almost solid surface, a larger flake as a bolder pattern. The texture. Every flake floor has some texture, because the flake itself gives it the orange-peel finish, and that is what makes it safe to walk on wet. Where a floor needs more, around a pool, on steps or on a slope down to the yard, the anti-slip additive is broadcast into the topcoat, and it can be put where the traffic is and left off where it is not.

The topcoat. Every outdoor flake floor we install is sealed under a clear polyaspartic topcoat. It is UV stable, so it resists yellowing and fading in direct sun, and it is abrasion resistant, so furniture legs, chair feet and grit do not wear through it. It is the layer that decides how the floor looks in its fifth summer.
