What is a flake coating for a patio?

A flake coating is an epoxy floor system bonded onto an existing outdoor slab. It is built up in four layers: a primer that fuses into the ground concrete, a pigmented base coat, a blend of colored flakes broadcast into the wet coat until the concrete is covered, and a clear polyaspartic topcoat that locks the flake in and takes the sun and the rain. Together they make one seamless, waterproof, colored surface over the whole patio, with no pour lines and no bare gray anywhere you look from the kitchen window.

Why a flake coating beats paint, bare concrete or a deck

Bare concrete in full sun soaks up every drip of grease and sunscreen, stains blotchy and gets slick the moment the sprinkler comes on. Outdoor paint fades and peels within a season or two of that sun. A wood deck over the slab has to be treated every couple of years and still grays. A flake coating is bonded into the concrete under a topcoat made for UV, so it keeps its color and its grip year after year and is rinsed clean rather than scrubbed.

It goes onto the slab you already have. The concrete is ground and repaired, not broken out, so there is no demolition, no dumpster on the drive and no new pour to wait on. The step at the patio door and the fall that carries water away from the house stay exactly where they are.

What a coated patio gives you all summer

Color that stays put in the sun. The polyaspartic topcoat is UV stable, so the floor does not yellow or fade in a patio that faces south and has no shade over it. The blend you pick in spring is the blend you have at the end of August, and the summer after that.

Rinsed clean with a hose. The surface is seamless and non-porous, so grill grease, spilled drinks, sunscreen, pollen, bird mess and the mud that comes in on the dog sit on top of the coating instead of soaking into porous concrete. A rinse at the end of the day takes them off and the floor dries clean rather than blotchy. The finish is low odor and low VOC while it goes in, and pet friendly once it is down.

Grip when wet, and a long life. The orange-peel texture of a flake floor holds a wet bare foot, and an anti-slip additive can be broadcast into the topcoat around the kiddie pool or the hose bib. The coating is waterproof, so the slab under it is protected from the water that would otherwise soak in and freeze through the winter. A flake floor is built to last 15 to 20 years; a worn patch is refreshed with a new topcoat, and a damaged area can be re-flaked to match.

The topcoat is the first thing to talk about on a patio in full sun. Every outdoor flake floor we install is sealed under a clear polyaspartic topcoat that is UV stable, so it resists yellowing and fading, and abrasion resistant, so chair legs, grit and the hose do not wear through it. It is the layer between your floor and the weather.

The blend is chosen against the house. Epoxy flake comes in a wide range of color blends and flake sizes, from neutral grays and tans that sit quietly against brick and siding to blends with a definite color, and on a patio in full sun a lighter blend that reflects the light is a popular choice. Fine flake reads as an even, speckled surface that hides grease spots; larger flake gives a bolder pattern.

The texture is set by the flake and adjusted for the space. Every flake floor has the orange-peel finish that gives grip when it is wet. Where the patio gets wettest, under the kiddie pool, around the hose bib or beside a pool, the anti-slip additive is broadcast into the topcoat in that area, and the rest of the floor is left with the standard finish.

Preparing a sun-baked slab for coating

Grinding first. Diamond grinders take off the weathered, chalky surface that years of sun leave on a slab, along with old paint, grease staining, efflorescence and laitance, and open the pores of the concrete so the primer can bond into it. Without that grind a coating sits on the surface like paint; with it, the coating becomes part of the slab.

Cracks are opened out, cleaned and filled flush so they do not track through the finished floor. Spalls, pitting and the chipped edge along the lawn are repaired, and the control joints are treated so the coating runs cleanly across them. An extension poured later at a slightly different height is ground and filled to one plane with the original.

Falls are kept. A coating follows the slab, so a low spot that holds a puddle after the sprinkler runs is filled before the floor goes down so water leaves the patio rather than sitting on it. We look at all of this on the visit.

How the coating is built up

The primer is rolled into the ground concrete first. It fuses into the surface and gives the bond that keeps the coating down through summer sun and winter frost, which is the bond outdoor paint never has. Once it has cured, the pigmented base coat goes on across the whole patio.

The colored flakes are broadcast into the wet base coat until no concrete shows. When that coat has cured, the loose flake is scraped and swept back, leaving the even, textured surface that gives a flake floor its grip.

The clear polyaspartic topcoat goes on last. It locks the flake in place, closes the surface against water and is the UV-stable layer that takes the sun, the furniture, the bare feet and the hose for the life of the floor.
