Floors for manufacturing and machine shops

A floor specified from what your process puts on it, not from a square footage. In a production building the demands change from bay to bay: coolant and cutting oil around the machines, wash-down and detergent in one area, dry finished goods and hand traffic in another. A single rate applied across the whole slab either overspecifies most of the building or underspecifies the part that matters.

The finished floor is seamless and closed, bonded into the slab. There is no joint for coolant or process fluid to soak into and no porous concrete left to absorb it, which is why a coated production floor cleans up rather than gradually darkening into a permanent map of where the machines are. Under and around fixed plant the build is taken heavier, because that is where the floor works hardest and where nobody wants to return in a few years.

Line marking is laid into the system rather than painted over it. Walkways, machine footprints, keep-clear areas at panels and exits, and traffic routes between production and dispatch all go in as part of the build, where they survive being crossed rather than being repainted annually. The quote sets out preparation, joint treatment, the build by zone, the markings and the staging plan in writing, so you can hold it line for line against anything else you are holding. Industrial floors we have finished are on the gallery.

What a properly specified plant floor saves you

The saving is not in the flooring, it is in the interruptions. A floor that has to be patched around a machine means shutting down that cell, moving what can be moved, and working around what cannot, and that is expensive in a way the original quote never showed. Getting the build right under the plant the first time is what avoids it.

Day to day it cuts the cleaning. A closed surface with coved detail where the floor is hosed holds nothing in its joints, does not shed dust into the process or onto the product, and takes a scrubber rather than a specific routine. In a machining environment that also means swarf and chips sweep up off a hard surface instead of grinding themselves into porous concrete.

It also gives you a floor you can see. Against a uniform coated surface a leak from a machine shows up immediately rather than being lost against stained concrete, which turns a floor into something closer to a diagnostic instrument for the plant standing on it.

Machine bays, wash areas and the routes between them

Machine and production bays are decided by chemistry rather than by traffic. Coolant, cutting oil, hydraulic fluid and process chemicals reach the floor daily, sometimes hot, and the resin has to be matched to what is actually being used. The traffic in these areas is usually light, but the exposure is constant, and the floor sits around equipment that is not being moved for a flooring crew.

Wash bays, plating and finishing areas are the hardest single condition in most buildings. They combine standing water, detergents or process chemicals and thermal shock from hot wash-down, and they need falls to drain, coved detail where the floor meets the wall, and a build chosen for that specific duty. They are also small, which is exactly why they should be specified separately rather than absorbed into a building-wide rate.

The routes between areas take the wheels. Forklifts and pallet trucks moving raw material in and finished goods out run the same lines all day, crossing joints thousands of times a week, and they are what actually wears an industrial floor out. Those lines want joint treatment and a build chosen for wheeled traffic, which is a different question from the one the machine bays ask.

Where a high-build coating earns its cost

Solid color epoxy is the standard floor across most of the area in most production buildings. It is uniform and hard-wearing, it cleans easily, it makes spills and dropped parts immediately visible, and it is the most straightforward of the three to mark out with walkways and machine footprints.

A high-build coating is what goes down where the duty is genuinely heavier than a standard thickness will survive. That means defined forklift routes and turning areas, the floor under and around machines, wash and finishing bays, and anywhere chemical contact is a daily fact rather than an occasional accident. It is thicker and it costs more per square foot, so the sensible way to buy it is by area, which is the entire argument for walking the building before pricing it.

Grind and seal is the lower-build option and the only one of the three that is not a coating. The concrete is ground back and sealed, leaving your own slab under a hard topcoat. In a production building it suits stores, dry goods areas and circulation space where dust control and cleanability are the whole requirement, and it is the practical answer where height at a door or a machine base rules out a thicker build. Slip resistance is broadcast into the topcoat where it is wanted, specified by area, because the texture that belongs at a wash bay is a nuisance where a pallet truck has to be pushed.

Grinding, joints and contaminated concrete

Contamination is the thing that decides whether a production floor lasts, and it is the one condition a visual inspection understates. Concrete that has stood under a machine for years has usually taken oil or coolant deep into it, and a system laid over that lets go exactly where the building is busiest.

So those areas are ground back until they are clean, not until they look clean. We diamond-grind throughout rather than acid-etching, which cuts the surface open, removes laitance and any previous coating, and leaves a profile the new system keys into mechanically.

Joints are opened out, filled and supported so hard wheels roll across them instead of into them. An unsupported joint edge is where an industrial floor genuinely starts to fail, and it fails there long before the coating itself is worn out. Where a slab has been cut or patched around plant that has since moved, those areas are made good as part of the preparation rather than being coated over and left to telegraph through.

We walk the building with you before quoting. We look at what the slab is doing under whatever is on it, what each area actually handles, where the fixed plant is, how the traffic moves between bays, and what the cleaning regime puts on the floor.

Then we specify by zone and plan the staging in the same visit. Production buildings are done cell by cell or bay by bay, often at nights or over a weekend, and the sequence matters as much as the specification. You need to know which areas are out of service and when, before the work is booked rather than after.

You get a written specification and staging plan covering preparation, joint treatment, the build in each zone, markings and phasing. If part of the slab needs work we would not recommend coating over, we say so at the survey, because a system laid over contaminated or delaminating concrete is the most common reason a good product fails early.
