An industrial floor specified for what gets spilled on it

An industrial epoxy floor is a hard, seamless resin system bonded into the concrete slab and finished to take the traffic, the impact and, above all, the fluids that a working building puts on it. Bare concrete is porous: oil, diesel, hydraulic fluid, coolant, brake cleaner and battery acid soak into it, stain it permanently and slowly break the surface down. A coated floor closes the slab under a sealed, chemical-resistant surface, so what spills sits on top, gets contained and gets cleaned up, and the concrete underneath is never touched.

We install three versions of it. Solid color epoxy is the standard floor across the working area. A high-build coating goes where fluids are part of the routine rather than an accident, under vehicles, around machines and in the wash bay. Grind and seal covers the large, dry, low-duty areas where dust control and a cleanable surface are all that is needed. Most buildings end up with a combination, and the point of the specification is deciding where each one belongs.

Running a fleet, a terminal or a plant on it

The first thing a coated floor changes is what a spill costs. On bare concrete a hydraulic leak under a truck is a permanent stain and, over time, a soft patch in the slab; on a sealed floor it is a puddle that gets absorbed and mopped. The floor under a fleet that leaks a little every day stays the same color it was laid, and a leak that matters shows up immediately against it instead of soaking away unnoticed.

The second is cleaning. A seamless, non-porous surface takes degreaser, hot water, detergent and a scrubber without absorbing any of it, so a wash-down actually removes what it is meant to remove rather than pushing it into the concrete. Wash bays and maintenance pits can be hosed to a drain, and the floor dries even and clean rather than dark and damp.

The third is the day-to-day condition of the building. A sealed slab stops shedding dust onto stock, engines and open work, marking can be laid into the finish so bays, walkways and no-park zones stay legible, and the floor is bright enough to make the whole workshop easier to see in. The concrete stops being a maintenance problem and becomes a surface that is simply cleaned.

Workshops, wash bays, docks and production areas

Fleet and vehicle workshops are the hardest case and the one this floor is built for. Trucks and vans stand over the same bays every day dripping oil, coolant and fuel, tools and parts get dropped, and the floor is degreased constantly. Under the vehicles and around the lifts a high-build coating with a chemical-resistant topcoat is the right specification, with the rest of the shop in solid color.

Wash bays, detailing areas and maintenance pits run wet all day with detergent and pressure washers. Here the floor needs a sealed surface with a fall to the drain, a cove at the wall and slip resistance broadcast into the topcoat so the crew can work on a wet floor safely, and the system has to take hot water and cleaning chemicals without softening or clouding.

Freight docks, cross-dock areas and the aisles behind them see forklift traffic, pallet jacks and the occasional spill from a damaged load. Solid color epoxy over a slab with the joints filled gives those routes a smooth, readable run, with a heavier build at the dock edge and the turning zones. Production and assembly floors, stores and the office end take the same system in the finish each area needs, from a marked working floor to a plain sealed one.

Three floors, and where fluids decide between them

Solid color epoxy is the workhorse and the right floor across most of the footprint. It gives a hard, uniform, sealed surface that resists the ordinary oils, fuels and cleaning chemicals a working building sees, shows a spill the moment it lands, cleans with a scrubber and gives a clear ground for marking. Slip resistance can be broadcast into the topcoat wherever the floor runs wet.

A high-build coating is thicker, costs more per square foot and is specified by area rather than by building. It goes where chemical exposure is constant rather than occasional: under vehicles in a maintenance bay, around machines that leak coolant or oil, in a wash bay and around a drain, and anywhere battery acid or solvents are handled. The extra thickness and the chemical-resistant topcoat are what let the floor take that duty for years rather than months.

Grind and seal is the lower-build option and the only one of the three that is not a coating. The slab is ground back and sealed under a hard clear finish, so the floor is your own concrete, dust-free and cleanable. It suits the large dry areas of a terminal or a store where nothing corrosive is handled, and it can meet the coated areas with a clean line at the point where the duty changes.

The hardest part of an industrial floor in a building that handles fluids is not the coating but the slab under it. Concrete that has been soaking up oil, fuel and coolant for years is contaminated below the surface, and a coating laid over it will not stay down. Those areas are ground deeper, degreased and, where the contamination goes too far, cut out and patched with a repair mortar before any primer goes on.

The whole slab is diamond-ground open to give the system a mechanical key, and any curing compound, old sealer, paint or failed coating comes off in the same pass. Control joints and cracks are opened out, cleaned and filled flush with a filler that takes the wheel load, so the truck crosses a continuous surface and nothing pools in an open joint.

Drains, pits and falls are detailed as part of the floor. The coating is run into the drain surround and coved up the wall in wet areas so there is no seam for water and chemicals to get behind, and where a bay needs the fall corrected so water actually reaches the drain, that is done in the preparation rather than left for the coating to disguise.

Specifying and staging the work around the operation

We come out and walk the building with you, looking at where the vehicles stand, where the fluids land, where the floor is wet, where the traffic runs and what the slab has already absorbed. The floor is specified from that, area by area, and the places that need a heavier build or extra drainage detailing are marked on the plan before anything is priced.

A workshop or a terminal does not close for a floor, so the work is staged. Bays are taken a few at a time with the rest of the shop running, the wash bay is done in a window when it can be out of use, and the sequence is agreed with whoever runs the operation before the start date is fixed. Night and weekend work is part of the normal offer rather than an extra.
