Garage floor coatings and how they are made

Our garage floor coatings are epoxy systems bonded into the concrete, not paint laid on top of it. Each floor is built from a primer that fuses into the ground slab, a pigmented base coat, a flake, metallic or solid color finish and a clear polyaspartic topcoat. Together they make one sealed, seamless surface.

Why Wheaton homeowners coat rather than paint the slab

Paint does not survive a garage for long: hot tires pick it up and salt water gets under it. Bare concrete is no better, because it soaks up melt water, salt and oil and wears away under them. The pale salt crust that will not sweep off is the sign it has already started. A bonded epoxy coating keeps all of it on the surface, where it can be mopped away.

It is a cost-effective alternative to replacing a damaged slab, because it goes over the concrete you already have once it is ground and repaired. Most garage floors are coated in a day.

Benefits through salt, slush and summer heat

Protection from winter. The coating protects the slab from moisture and water damage and resists road salts, so the slush that drips off the car all winter is mopped up instead of soaking into the concrete. Water left in open concrete is what breaks the surface down over the years.

Holds up to tires and tools. The topcoat resists hot tire pick-up in summer, along with oil, chemicals, impact and chips, so a dropped socket or a car parked after a long drive does not leave a mark. It is also low odor, low VOC and pet friendly.

A floor that lasts and can be renewed. Prepared properly, a coated floor can still look good 15 to 20 years on. If a spot is damaged, it can be re-flaked to match, and the whole floor can be refreshed with a new topcoat.

Choosing between flake, metallic and solid color

Epoxy flake. Colored flakes are broadcast into the pigmented base and sealed under the topcoat. It is the most popular garage finish: the orange-peel texture grips when the floor is wet from a car, and the blend hides everyday marks between cleans. It is also the most durable of our epoxy systems.

Metallic epoxy. A self-leveling resin with metallic pigments, worked by hand into a one-of-a-kind, high-gloss finish that can look like marble, granite or water. It is an indoor finish for a garage that has become a room people are shown.

Solid color epoxy. A plain, single color under the clear topcoat. It suits a garage that is really a workshop, and a light shade does a lot to brighten a dark garage. Dropped screws and fresh drips are easy to spot on it.

What grinding and repair do for the slab

Nearly every garage coating that fails was never properly bonded to the concrete, and that is decided before the first coat goes down. We mechanically grind the slab with diamond grinders to take off old paint, previous coatings, salt residue, oil and dirt, and to open the pores for the primer. It is the step that decides how long the floor lasts, and it is never skipped.

If a floor has been coated before and is lifting, the old coating is ground off completely first. Then the cracks, holes and chipped areas are opened out and filled, and the control joints are treated so they do not show through.

Last, the perimeter and the door threshold are cut in by hand rather than rolled up to, because the edges are where a rushed job fails first. A cove up the base of the wall is an option if you want one.

Installing the floor, primer to topcoat

The primer is rolled onto the ground concrete and fuses into it, giving a bond that will not peel. The pigmented base coat goes on next. For flake, flakes are broadcast into the wet base; for metallic, the tinted resin is worked by hand; for solid color, a second coat of color is applied.

Once the base has set, we scrape back loose flake and vacuum so the texture is even.

The clear polyaspartic topcoat finishes the floor. It is abrasion resistant and UV-stable, so it protects the color from wear and from yellowing in the sun that comes through an open door. An anti-slip additive can go into this coat for extra grip on a wet winter floor.
