A garage that gets worked in has zones, whether or not anyone planned them. There is the bay the vehicle actually sits in, which takes the jack, the stands and everything that drips; the strip along the bench where tools get set down and dropped; and the storage end, which takes weight but very little abuse. They wear at completely different rates, and a floor specified for the easiest of them fails at the hardest.

The bay is the demanding part. Jack stands and an engine hoist concentrate load onto very small contact points, a creeper needs a surface smooth enough to roll and grippy enough to be safe underfoot, and everything that comes out of a vehicle ends up on the floor at some stage. A sealed, closed surface keeps all of it on top where it can be wiped, instead of letting it into the slab where it stays.

Trailer and equipment storage is its own case. Anything with a small hard wheel finds a joint or a crack the way nothing else does, which is why the joint work matters as much as the coating on a floor like this. If a trailer, a mower or a compressor gets rolled in and out regularly, say so at the visit, because it changes what we do at the threshold.

Three floors, and what a working garage needs

Solid color is worth considering first here, which is not the usual advice. It is the plain, hard-wearing build we put into warehouses, and for a space that is really a workshop it is often the honest answer: uniform, easy to keep clean, easy to mark out a bay or a walkway on, and with nothing decorative in it to be spoiled by the way the room gets used.

Epoxy flake is the common choice and the most flexible of the three. The chips broadcast into the base coat give a lightly textured surface that keeps its grip when something is spilled, and they do a genuine practical job in a working garage by breaking up the appearance of the marking a used floor inevitably picks up. It is also the one build we lay outdoors.

Metallic epoxy is the decorative pour, and it is the least likely fit for a garage like this. It goes indoors only, and its whole value is being looked at, which is not what a floor with a hoist over it is for. It is on the list because some garages are half workshop and half showroom, and if yours is the second kind we will say so.

The install, and what the quote covers

We come out and look at the slab first. We measure it, check the concrete for cracking, pitting and how it takes water, and look at what is already on it, because a previously coated floor is a different job from a bare one.

Then we talk through what happens in the space, since that decides the system, and put samples down on your own concrete so the color and flake are chosen there rather than off a card.

You get a written specification covering the grind, the crack and joint work, the system, the coats, the topcoat and the finish, in the order it will be done. It is itemized enough that a cheaper quote can be checked against it for what has been left out.

It is more likely to be unheated, more likely to have been poured in sections, and more likely to have spent years taking fluids and weather without ever being sealed. None of that rules out a coated floor. It does mean the grind is the part of the job that decides the outcome, and it is why we would rather look at the slab than price the work off a floor area.
