An epoxy flake floor is a coating system bonded into the concrete. We grind the old slab, roll a primer that fuses into it, lay a pigmented base coat, broadcast colored flakes into it and seal everything under a clear polyaspartic topcoat. What you get is a new, seamless floor without replacing the slab under it, sealed from wall to wall.

Old garage paint peels because it was never bonded into the concrete, and a new coat over it fails the same way. We grind the old paint off and bond the coating into clean concrete, so the floor does not peel.

It is far cheaper than breaking out and repouring the slab. The coating goes over the concrete you already have once it is ground and repaired, and most garage floors are coated in a day.

An older garage also gains the most. Stains, patches and decades of salt marks disappear under one even finish, and the garage looks like part of a maintained house again. A light finish also brightens a garage with small windows.

What the coating does for an older garage

It stops the slab breaking down. The coating protects the concrete from moisture and water damage and resists road salts, oil and chemicals, so the salt and slush that come in off the car stay on the surface instead of soaking into the slab.

No more dust or stains. A seamless, non-porous floor stops the concrete dust that settles on everything stored down the side walls, and spills wipe off instead of leaving a mark. Cleaning is a sweep and a mop, and there is nothing to strip or wax.

Long life, and easy to renew. A properly prepared coated floor is the kind you look back on in 15 to 20 years and still like. If an area is damaged later, it can be re-flaked to blend in, and a fresh topcoat renews the whole floor.

An older slab almost always has something on it: old paint, a previous sealer, oil soaked into the parking spot. We diamond-grind the whole floor to take all of it off and open the concrete back up so the primer can bond into it.

Then the repairs, which on a mature slab are usually the bigger part of the work, because decades of freeze and thaw leave their mark. Cracks are opened and filled, pitted and spalled patches are made good, and the control joints are treated so they do not show through the new floor.

On a detached garage the door line takes the weather, so we cut it in by hand and finish it properly. The edges along the walls are ground and coated the same way, and a cove up the base of the wall is an option.

How the layers go on

We roll on the primer, which fuses into the ground concrete for a bond that will not peel. The pigmented base coat goes on next, and for flake the colored flakes are broadcast into it until the surface is covered. For a solid color floor, a second color coat goes on instead; for metallic, the resin is worked by hand.

When the base has set, the excess flake is scraped back and vacuumed off, leaving an even texture across the whole floor, edges included.

Then the clear polyaspartic topcoat seals it all in. It is abrasion resistant, glossy and UV-stable, so it protects the floor from wear without yellowing. An anti-slip additive can be added to it for more grip at the door line.
