Benefits across a big garage footprint

Built for vehicle traffic. The coating resists hot tire pick-up, road salts, oils and abrasion, so the bays that take two cars every day stay as clean-looking as the storage end. Impact and chip resistance covers the bench corner too. Looked after, the floor can still look good 15 to 20 years from now.

Easy to keep clean, however large. A seamless, non-porous surface has nothing to trap dirt or water, so a large floor is swept and mopped in a fraction of the time bare concrete takes, with no stripping or waxing. The materials are low odor and low VOC.

Brighter, and repairable. A light coated floor reflects the garage lighting across the whole space. If a corner is damaged years later, the flake can be patched to blend in and a new topcoat brings the rest back up.

Flake, metallic or solid color across a big floor

Epoxy flake. Flakes broadcast into the pigmented base and sealed under the topcoat hide the everyday marks a large, busy garage collects. It grips underfoot and comes in many color blends, which is why most big garages get it. On a big floor a blend reads quieter than it does up close, which is worth knowing when you choose one.

Metallic epoxy. A self-leveling, hand-worked resin with metallic pigments such as pearl, bronze and graphite. It is one of the thickest epoxy systems, so it also levels out an uneven floor, and a large open garage gives the pattern plenty of room. It is an indoor finish with a high gloss that suits a garage lit by overhead lights.

Solid color epoxy. One even color across the whole slab. On a big garage it gives a uniform look and suits a footprint that is part workshop.

Grinding the whole footprint, edges included

We grind the full slab mechanically with diamond grinders, including the edges, the corners and the strip where the cars park. It takes off old coatings, oil, stains and dirt and opens the concrete so the primer can bond into it.

Then the repairs. A large slab usually has more control joints and more cracks, and each one is opened out and filled so it does not show through the finished floor. Holes and spalled patches are made good at the same time, and an apron poured later than the rest of the slab is checked and prepared on its own terms.

The threshold at each overhead door takes the wheels, the weather and the grit off the drive, so it is cut in by hand and finished properly rather than rolled up to. A cove up the base of the walls is an option where you want it.

Coating a large garage, step by step

The primer goes down first and fuses into the ground concrete, giving the whole floor its bond. Then the pigmented base coat: flake is broadcast into it while it is wet, metallic resin is worked across the floor by hand, or a second color coat follows for solid color.

After the base sets, excess flake is scraped and vacuumed off so the texture is even from one side of the garage to the other.

The final layer is the clear polyaspartic topcoat. It is glossy, abrasion resistant and UV-stable, so a big floor keeps its color in the bays that get afternoon sun. An anti-slip additive can be added to this final coat where you want more grip.
