Over the ground slab we lay a primer that fuses into the concrete, a pigmented base coat, the finish you choose and a clear polyaspartic topcoat. Why coating beats a roll-on kit on a small floor

A roll-on kit goes onto concrete that has not been ground, so it has little to grip and tends to lift where the tires sit. Paint does the same. Our system is bonded into a mechanically ground slab, which is why it does not peel. On a small floor a failed kit is also easy to see, because you are never far from the worst of it.

It also costs less than you might expect on a compact garage. The work is priced by the floor, and a single or tandem garage has much less of it, so the finish you actually want is often within reach.

And it is quick to live with. The floor goes onto the slab that is already there, with nothing to remove from the property, and most garage floors are coated in a day.

Benefits that count in a tight space

Brighter and bigger-feeling. A light, glossy coated floor reflects the light you already have, which makes a compact or windowless garage feel larger. The dust bare concrete sheds onto everything stored at floor level stops.

Takes knocks and cleans in minutes. In a tight garage, tools and bikes get set down on the floor and things get dragged rather than carried. The finish resists impact, chips and abrasion, and because it is one seamless surface, a broom and an occasional mop keep it clean.

Sealed against water and salt. The coating protects the concrete from moisture and water damage and resists road salts, oil and chemicals. That counts for more on a detached garage, where snow and rain come straight in off the yard. Low odor and low VOC materials matter in a small space too.

Flake, solid color and metallic in a small garage

Epoxy flake. Flakes are broadcast into the pigmented base coat and locked under the clear topcoat. It is the usual choice for a compact garage because the texture grips underfoot and the blend hides everyday marks, and there are plenty of color blends to choose from. It is also the most durable of our epoxy systems.

Solid color epoxy. One plain, even color across the slab. It is the straightforward choice for a detached garage that is really the property's workshop or storage shed.

Metallic epoxy. A high-gloss, self-leveling resin with metallic pigments, worked by hand so each floor comes out different. It is an indoor finish, and on a small floor it costs less than people expect, because there is less floor to cover.

Preparing the slab, edges and joints

Preparation is the part of the job that decides how long the floor lasts. We grind the slab mechanically with diamond grinders, taking off old paint, coatings, stains and dirt and opening the pores of the concrete so the primer bonds into it.

On a small floor the perimeter is a bigger share of the work, so the grinder goes right into the corners and along every wall instead of stopping short of them.

Cracks and the control joint are opened out and filled, holes and chipped spots are repaired, and the door line is cut in by hand so no strip of bare concrete is left at the threshold. A cove up the base of the walls is an option if you want the finish to carry up them.

How an epoxy garage floor goes down

We start with a primer that fuses into the ground concrete and gives the floor its bond. The pigmented base coat goes over it, and then the finish: flakes broadcast into the wet base for flake, the metallic resin worked by hand, or a second coat of color for a solid floor.

Once the base coat has set, we scrape back any loose flake and vacuum the floor so the surface is uniform from the door line to the back wall.

The clear polyaspartic topcoat is the final layer. It resists abrasion and UV, so it holds its gloss and does not yellow in a garage where the door is open to the sun. If you want extra grip near the door, an anti-slip additive can go into this coat.
