Epoxy flake. Colored flakes broadcast into the base coat and sealed under the topcoat give a lightly textured floor that keeps its grip when something is spilled. It is the finish most conversions get, because the blend hides scuffs from a room that is actually used. Flake sizes and color blends vary, so the floor can suit the look you want for the room.

Grinding and repairing the slab first

The floor lasts because of what happens before any coating goes down. We mechanically grind the slab with diamond grinders to take off old paint, coatings, oil, stains and the weak top layer, and to open the concrete so the primer bonds into it.

Cracks, holes and chipped areas are then cut out, cleaned and filled flush, and control joints are treated so the finished floor reads as one surface.

We take the same care at the edges, the corners and the threshold at the overhead door, which is where a rushed job usually shows first. In a converted garage the edges sit right beside furniture, shelving and the door to the house, so they are seen every day.

The install, from primer to topcoat

We roll the primer first, and it fuses into the ground concrete so the system will not peel. The pigmented base coat follows. For flake, the flakes are broadcast into the wet base coat; for metallic, the tinted resin is worked by hand; for solid color, a second coat of color goes on.

When the base has set, excess flake is scraped back and the floor is vacuumed so the texture is even.

Last comes the clear polyaspartic topcoat, which is UV-stable and resists yellowing, wear and the cleaning a busy room gets. An anti-slip additive can go into it for a gym floor that gets wet.
