What an epoxy garage floor coating is

An epoxy garage floor coating is a resin floor bonded into the concrete you already have. We build it in layers: a primer that fuses into the ground slab, a pigmented base coat, the finish you pick, and a clear polyaspartic topcoat that takes the wear. The result is one sealed surface from wall to wall, with nothing loose and nothing to peel.

Paint sits on top of the concrete, and hot tires lift it, usually starting where the car parks. A coating is bonded into a ground slab, so there is no film for a tire to pull up. Leaving the slab bare is the other option, and bare concrete keeps shedding grit and soaking up whatever drips onto it.

It goes onto the slab you already have. There is no new concrete to pour, nothing to tear out, and the garage is usually coated in a day.

The same system handles every garage, whatever it is used for. Flake for a family garage that takes boots and bikes, solid color for one that is mostly a workshop, metallic for a garage you want to show off. The finish changes; the layers underneath it do not.

The everyday benefits of an epoxy garage floor

Less dirt carried indoors. The coating is seamless and non-porous, so the slab stops producing the fine dust that bare concrete sheds onto shoes and through the door into the house. Cleaning the garage is a sweep and a mop with soap and water, and through the winter that alone keeps the floor inside the door cleaner.

Salt and oil stay on top. The finish resists road salts, oils, chemicals and hot tire pick-up, so winter slush and a drip from the car are wiped off rather than soaked in. The concrete underneath is protected from water damage at the same time.

Grip and a floor you can renew. The textured flake finish keeps its grip when meltwater comes off the car, and an anti-slip additive can be added on request. If the floor is marked years later, it can be refreshed with a new topcoat and any damaged area re-flaked so it blends in.

Flake, solid color or metallic for an Addison garage

Epoxy flake. Colored flakes are broadcast into the pigmented base coat and sealed under the clear topcoat. It is the most popular finish for a family garage because the blend hides everyday marks between cleans, and it is the most durable of our epoxy systems. Flake sizes and color blends vary, so there is a blend for most tastes.

Solid color epoxy. One plain color across the slab under the topcoat. It is the practical choice for a garage that is mostly a workshop, where a dropped screw or a fresh drip is easy to spot on an even floor.

Metallic epoxy. A self-leveling resin mixed with metallic pigments and worked by hand, so the finish looks like marble, stone or liquid metal. It is a high-gloss indoor finish, and it suits a garage that has become a room to show people.

Preparing an attached garage slab

We start by mechanically grinding the whole floor with diamond grinders. Grinding takes off old paint, previous coatings, oil stains and the dirt on the surface, and it opens the pores of the concrete so the primer can bond into it.

Then the repairs. Cracks, holes and chipped spots are opened out, cleaned and filled, and the control joints are treated so they do not show through the new floor.

The edges get the same care as the middle: along the walls, around the step up to the house door and across the threshold where the overhead door comes down. A cove up the base of the wall is an option where you want the finish to carry on up it. A floor ground right to the walls looks finished from every angle.

How we install the coating, layer by layer

First we roll on a primer that fuses into the ground concrete and gives the floor a bond that will not peel. The pigmented base coat goes on next. On a flake floor the flakes are broadcast into it while it is wet; on a solid color floor a second color coat follows.

Once the base has set, loose flake is scraped back and vacuumed so the texture is even across the whole floor.

The clear polyaspartic topcoat goes on last. It is abrasion resistant and UV-stable, so it takes the tires, the boots and the cleaning without yellowing or fading. If you want extra grip on the route to the house door, an anti-slip additive goes into this final coat.
