What a stained concrete floor is

A stained concrete floor is colored from within. An acid stain or a dye is applied to the ground slab and works into the top of the concrete, and a clear topcoat is laid over it to seal the color and give the floor its sheen. There is no layer of product sitting on top that could lift or wear through.

In an older building the usual choices for a concrete floor are tile, engineered wood or laminate laid over it. Each raises the floor, each needs trims where it meets the original thresholds, and each has joints that open, swell or crack over time. A stained floor avoids all of it, because the slab itself becomes the finished surface.

Nothing goes on top, so the floor stays at its original height and meets the existing thresholds and doorways as it always has. There is no demolition and no new floor to fit.

Why a stained floor lasts

Color that stays put. Because the stain is in the concrete and not on it, it does not chip, flake or peel, and the clear topcoat resists fading and wear. Given good preparation, a stained floor can still look good fifteen to twenty years from now.

A surface that cleans easily. Once sealed, the floor is seamless and non-porous: no grout, no boards and no joints for water or grit to get into. Spills and dirt stay on top, and a mop is all it needs.

Good value for the finish. The slab is already in the building, so the cost goes into preparation, stain and sealer rather than into a new floor. The color. Acid stain gives rich, translucent earth tones that suit older buildings, and dye adds a wider palette. Preparing an older slab

Older slabs usually carry something on them: a covering, adhesive, paint or an old sealer. All of it comes off. The concrete is ground with diamond tooling to remove what is on it, along with dirt, stains and the weak top surface, and to open the slab so the stain can work in.

Cracks, holes and damaged joints are opened up and filled. On an older floor some of those repairs stay visible after staining, and we tell you which ones before work starts. Holes left by old fixings, radiators and earlier fittings are filled the same way before any color goes on.

Grinding is carried to the walls, the corners and the original thresholds so the color runs evenly across the room. An old slab will not always take water evenly, and experience with slabs like it is what tells us how it is likely to take stain.

How the stain and the sealer are applied

A stained floor uses no primer and no base coat. Once the slab is ground, repaired and vacuumed, the stain is applied directly to the concrete and left to work into the surface.

After the color has developed, the floor is cleaned and the clear sealer goes on in even coats. That topcoat carries the foot traffic and the cleaning, and keeps the color beneath it as it was laid.

The sheen is set by the topcoat, and an anti-slip additive can be added on request where a floor near a door or a sink gets wet.
