Concrete staining on a commercial slab

It turns the structural slab into the finished floor. Color is worked into the concrete and sealed in, so what you walk on is the building's own surface rather than a product bought, cut and fitted over it. Nothing is added to the height, which means your door clearances, thresholds and the bottom step of the stairs all stay exactly where they are, and no trims or transition strips appear in your doorways.

You pick the sheen, anywhere from close to matte through to a full gloss, and you pick it from samples laid on your own concrete under your own lighting rather than from a chart. Concrete staining works best indoors on a sound slab: a retail floor, a showroom, an office, a reception area or a restaurant front of house. Because the color goes into the slab rather than onto it, there is no product line to match years from now, and refreshing the floor later means renewing the sealer above it rather than lifting anything up. There is no adhesive, no underlay and no waste to take away, because nothing is being installed over the top of what you already own.

Day to day on a stained floor

One surface from wall to wall means cleaning is a mop rather than a routine. There is no grout to darken along the traffic line, no plank to lift at the edge, no board to swell where water gets to it, and nowhere for grit or damp to sit working away out of sight.

It suits the rooms where a slab is already the substrate and moisture is a fact of life. Basements are the clearest case, because a stained and sealed slab has nothing in it to hold damp and nothing organic to spoil. Entry halls, mud rooms, sunrooms and kitchens work for the same reason: what comes in on feet gets mopped off a continuous surface instead of settling into joints.

And you get depth you cannot buy in a manufactured product. The slab's own history reads through the color, so the floor has variation and movement in it rather than a printed repeat. Most people choose stain precisely for that.

Decide the finish before you commit

Stain shows the slab it is made from. Pour lines, old patches and areas of different density take color at different rates and stay visible.

If you want one flat even color across a whole room, we will tell you plainly that a coating gives you that and stain will not.

Concrete is also hard and cool underfoot. Rugs, or underfloor heating in the right room, are worth settling before the floor is finished.

Testing the slab, then pricing the work

We come out and look at what is actually under your current covering, because until somebody does, nobody can tell you what is realistic. We lift a corner or check an exposed area, test how the concrete takes water, and look at the condition and character of the slab you own.

Then we bring samples and put them down on your concrete, in the room, under your lighting. Stain is the least suited of anything we install to being chosen from a photograph, so this is the part that decides the job.

You leave with a written specification covering preparation, color, sealer and sheen, detailed enough to hold against any other quote. If your slab is not a good candidate, we would rather tell you at the visit than have you find out once a floor is up.
