Concrete staining is a way of finishing a slab without covering it. We grind the concrete, apply an acid stain or a dye that soaks into the surface and colors it, and then seal the floor under a clear topcoat. The concrete stays the floor; the stain gives it color and the topcoat protects it.

Floor paint is the cheapest way to color concrete, and it is also the shortest-lived: it sits on top, it chips at the doorways and it wears through where people walk. Tile and vinyl last longer but bring grout lines, seams and edges. Stain avoids both, because the color is in the concrete itself.

It goes on the slab the building already has. There is nothing to demolish, no new floor to install and nothing added to the height, so old thresholds and doorways stay exactly as they are, with no trims or transition strips between rooms.

What a stained floor gives a business

It holds its color. Stain is not a surface film, so it cannot chip or peel away, and the clear topcoat keeps the color from fading. A properly prepared floor can still look good fifteen to twenty years from now.

It is easy to look after. The sealed surface is seamless and non-porous, so spills, dirt and water stay on top and come off with a mop, and there is nowhere for grit to collect. There is no waxing and no stripping.

It costs less to get. You already own the slab, so the job is the grinding, the stain and the sealer, not a new floor and the materials to fix it down. It is one of the more cost-effective finishes for a commercial interior, and there is no fitting waste and no old floor to haul away.

Stain color first, then the sheen

The stain. Acid stains react with the concrete to give rich, translucent earth tones, and dyes add colors that acid stain cannot reach. Because the color comes out of the reaction with your slab, everything the concrete has been through shows in the result: patches, pour lines and areas of different density. Stain suits a floor where that is welcome. Where one uniform color is the goal, a coating is the honest recommendation.

The sheen. The clear topcoat decides how much the floor shines. A low sheen keeps the look soft and natural, and a gloss brings up the depth of the color and reflects the light around the room. We talk through which suits the space with you, in the space.

How we prepare a slab for staining

Whatever covering is down comes up first. The slab is then ground with diamond tooling to remove adhesive, paint, old sealer, stains and dirt, and to open the surface so the stain can soak in evenly.

Cracks, holes and joints are cleaned out and filled. On a stained floor a repair can still show through the color, and we will tell you which ones are likely to. In a building that has changed use, there are often old fixing holes and cut-outs from earlier fittings, and those are filled the same way.

The grind goes right to the edges and around fixed counters, so the whole floor takes color the same way. Slabs in older buildings often take water differently from one area to the next, and experience with slabs like yours is what tells us how evenly a floor will take stain.

Staining and sealing, step by step

No primer and no base coat go down on a stained floor. The stain is applied directly to the ground, cleaned concrete and given time to work into the surface.

Once the color has developed, the floor is cleaned again and sealed with a clear sealer in even coats. The topcoat is the layer that faces the foot traffic, the counters and the cleaning, and it protects the color under it.

That final coat is where the sheen is set, and an anti-slip additive can be mixed in on request for an area near an entrance or a sink.
