What is concrete staining?

Concrete staining colors the slab itself. An acid stain or a dye is applied to the ground concrete and works into the surface, and the floor is then sealed under a clear topcoat. It is not a paint and not a coating laid over the slab: the color sits in the concrete, and the topcoat protects it.

Most commercial floors are a covering fitted over the slab: tile, vinyl plank, laminate or carpet. Each has seams, edges and an adhesive bed, and each wears out and gets replaced. A stained floor has none of that, because the finished surface is the concrete the building already has.

Nothing is bought, cut and fitted on top, so there is no demolition, no fitting waste and no change to the floor height. Thresholds, the step up from the sidewalk and the door clearances all stay where they are, and no transition strips appear across a doorway.

What a stained concrete floor does for a business

Color that lasts. The color is in the concrete rather than on it, so it does not chip, peel or wear through the way a painted or printed surface does, and the clear topcoat keeps it from fading. A well-prepared stained floor can still look good fifteen to twenty years from now.

Easy to keep clean. A sealed slab is one continuous surface with no grout lines, no seams and no plank edges, so dirt, water and spills stay on top where a mop takes them off. There is no stripping or waxing to plan around, and nothing for grit to work into along the routes customers walk.

Cost-effective. Because the slab is already in the building and already flat, you are paying for preparation, stain and sealer rather than a second floor and everything needed to hold it down. That is usually a lower starting point than tiling or replacing the floor.

Choosing the color and the sheen

The color. Acid stains give rich, translucent earth tones, and dyes widen the range of colors available. Stain reacts with the concrete rather than covering it, so the same color goes down differently on two slabs, and pour lines, old patches and areas of different density take color at different rates. Most people choose stain for that variation; if you want one flat, even color from wall to wall, we will tell you that a coating gives you that and stain will not.

The sheen. The clear topcoat sets how the floor reads. A near-matte finish keeps the floor quiet, and a high gloss lifts the light in the room and deepens the color and the variation, which suits a display floor. We help you pick the sheen that suits the room and the light it actually has.

Preparing the slab for stain

Stain shows the concrete it goes into, so the preparation decides the result. The old covering comes up, and the slab is mechanically ground with diamond tooling to take off adhesive, paint, old sealer, dirt and the weak surface layer, and to open the concrete so the stain can work into it.

Cracks, holes and damaged joints are opened out and filled. We are straight with you about which repairs will still read through the finished color, because on a stained floor they usually do.

The grind runs to the walls, into the corners and up to the thresholds, so the color is consistent across the whole floor. A slab that will not take water evenly will not take stain evenly either, and experience with older slabs is what tells us which is which.

How a stained floor is installed

A stained floor has no primer and no pigmented base coat. Once the concrete is ground, repaired and vacuumed clean, the stain is applied straight to the slab and left to work into the surface.

When the color has developed, the floor is cleaned and sealed. The clear sealer goes on in even coats across the whole room, and the topcoat is what takes the foot traffic, the spills and the cleaning from then on.

The topcoat is also where the sheen is set, and where an anti-slip additive can be added on request for a floor that gets wet near an entrance or a kitchen.
