What is concrete sealing on a new or empty slab?

Concrete sealing closes the surface of a slab before anything has the chance to get into it. The concrete is mechanically ground to take off the laitance, the construction marks and whatever a previous fit-out left behind, and a clear sealer is applied to the clean surface and bonds to it. Nothing is laid over the floor and nothing is built up: the slab the unit was built on is the finished floor, sealed against dust, water and stains from its first day of use.

Forklift tires mark it, the first oil spill soaks in, the fit-out leaves paint and adhesive on it, and within a year it is dusting and stained like every other unit floor. Sealing it while it is empty means none of that gets in. The alternative is to do the same job later around racking, machinery and stock, which costs more and does less.

It is also the treatment that changes nothing about the building. Easy to clean and hygienic. Once sealed, the slab is non-porous: oil, water, dirt, mold and bacteria have nowhere to get trapped. How the sealer is applied to the slab

A sealed floor is the shortest build we do. No primer and no pigmented base coat go down: once the slab is ground, repaired and vacuumed clean, the clear sealer is applied straight to the concrete and bonds to it. Closing the surface that way is what makes the floor non-porous.

The sealer is applied in even coats across the whole floor, and on an empty unit that means edge to edge with nothing to cut around, so the finish is consistent from the dock to the front office. Where the front office slab has been ground for the polished look, those coats are what give it the depth of color and the reflection.

Should one area need a coating instead, a wash-down bay say, that area is built up with its own primer, base coat and topcoat and the sealed concrete stops at its edge.
