The usual choices for a shop floor are vinyl, carpet tile or ceramic, and each is a covering laid over the concrete that wears out and gets replaced. Vinyl needs stripping and polishing, carpet stains, tile grout darkens and cracks, and the concrete under all of them is usually in better condition than any of them. Grinding and sealing the slab makes that concrete the floor, and there is nothing left to wear out on top of it.

It is also a floor that is not laid. No demolition, no subfloor, no covering to fit, no height added at a door or a counter: the sealer is a thin clear layer on the concrete you already have. Easy to clean and hygienic. A sealed slab is non-porous, so dirt, liquids, mold and bacteria cannot get trapped in it. Routine cleaning is a sweep and a mop with soap and water, no stripping and no waxing, and there is no grout to scrub. The sealer is low odor and low VOC.

Protected and long lasting. The sealer protects the concrete from stains, oil, chemicals, salt tracked in from the parking lot and moisture, and it is UV stable, so a floor under a glass shopfront does not yellow or fade. Preparing the slab before it is sealed

Every floor starts with mechanical grinding. Diamond grinders lift the old vinyl adhesive, carpet glue, tile bedding, paint and sealers off the surface, along with the dirt and the laitance, and open the pores of the concrete so the sealer can bond. On a floor going for the polished look the grind then continues, in finer stages, until the surface is smooth and even.

Cracks, holes, spalls and the marks left by fixings, partition tracks and old thresholds are opened out, cleaned and filled flush before the sealer goes on. Control joints are cleaned so the floor runs clean across them.

Where the front of the premises was built up under its old covering and the back was not, the two are ground and filled to one plane so the floor runs through the doorway without a step. The edges are ground right to the walls and the counter base, and a cove at the wall is an option we talk through for a wet area.

How the floor is built

A ground and sealed floor has fewer layers than a coated one. There is no primer and no pigmented base coat: once the concrete is ground, repaired and vacuumed clean, the clear sealer is applied straight to the slab and bonds to it. That closes the surface and is what makes the floor non-porous.

The sealer goes on in even coats across the whole floor. On a slab ground for the polished look, the coats are what give the surface its depth of color and its reflection under the shop lighting; on a working floor they simply close and protect the concrete.

If one part of the premises is coated rather than sealed, a wet prep area for instance, that part is built with its own primer, base coat and topcoat, and the ground and sealed concrete meets it at a clean edge. On the rest of the floor the sealer is the wear layer, the surface that takes the feet, the carts and the cleaning for the life of the floor.
