What does concrete sealing actually do?

Concrete sealing closes the surface of a slab. The concrete is mechanically ground to strip the dirt, the stains and whatever covering or coating was on it before, and a clear sealer is applied to the clean surface and bonds to it. A bare slab is porous and drinks whatever lands on it; a sealed one is not, so it stops absorbing, stops shedding dust and can be cleaned like a finished floor. Nothing is laid over the concrete and nothing is built up.

Why seal the concrete instead of covering it again

What a sealed back-of-house floor gives you

No dust and less cleaning. A bare stockroom slab sheds cement dust onto everything stored on it and never sweeps clean. Once it is ground and sealed the dust stops, and because the surface is non-porous, dirt, spills, mold and bacteria cannot get trapped in it. Cleaning is a sweep and a mop with soap and water, nothing to strip and nothing to wax.

Protected from what gets walked and spilled on it. The sealer protects the concrete from stains, oil, cleaning chemicals, salt walked in off the sidewalk in winter and moisture, and it is UV stable, so it does not yellow where daylight reaches it. A spill sits on the surface and is wiped up instead of soaking into the slab.

Cost-effective and long lasting. On a small floor, sealing costs very little in absolute terms, and it preserves the slab rather than covering it, so it keeps working for years. Against replacing the concrete, or fitting and later lifting another covering, it is the cheapest way to get a floor that behaves like a finished one.

Sealed concrete options for a Glen Ellyn premises

Preparing an older slab for sealing

Grinding comes first, and on a floor that has had coverings before it is mostly a matter of lifting what they left behind. Diamond grinders take off the vinyl adhesive, the carpet glue, the tile bedding, old paint and sealers, along with the dirt and the laitance, and they open the pores of the concrete so the sealer can bond. Adhesive is the stubborn one, and how much of it is down is usually what decides how long the grind takes.

Cracks, holes, spalls and the fixing holes from old partitions, shelving and thresholds are opened out, cleaned and filled flush before the sealer goes on, so they stop collecting dirt and stop growing. Control joints are cleaned out so the sealed floor runs across them without a dirt line.

Where one room was built up under its old covering and the next was not, the transition is ground and filled to one plane so the floor runs through the doorway without a step. The edges are ground right to the walls and the foot of the stairs, and a cove at the wall is an option we talk through for an area that gets washed down.

How the sealer is put down

A sealed floor is built with fewer layers than a coated one. There is no primer and no pigmented base coat: once the concrete is ground, repaired and vacuumed clean, the clear sealer goes directly onto the slab and bonds to it. That is what closes the surface and makes the floor non-porous.

The sealer is applied in even coats across the whole floor so the finish is consistent from the doorway to the back wall. On a slab ground for the polished look, the coats are what give the surface its depth of color and its reflection.

A small area that needs a coating instead, a wet prep floor for instance, is built with its own primer, base coat and topcoat, and the sealed concrete runs up to meet it. On the sealed floor the sealer is the wear layer, the surface that takes the feet, the stock cart and the cleaning for the life of the floor.
