Sealing the slab you already have

Concrete sealing keeps your existing floor and makes it work properly. Rather than laying a new surface over the slab, the concrete is prepared and a sealer is driven into it, so what you end up with is the building's own floor, hardened at the surface and closed to the things that were soaking into it. For a lot of commercial and industrial buildings that is the honest answer, and it costs a fraction of a full coating build.

The difference it makes is mostly about porosity. Untreated concrete is an open surface: it takes up oil, water and whatever is spilled on it, and it gives back dust continuously as traffic abrades the surface. A sealer closes that. The floor stops shedding into the building, spills sit on top long enough to be cleaned up, and a scrubber actually lifts dirt off rather than pushing it around an absorbent surface.

It also adds effectively no height, which is the reason it gets specified in buildings where a coating cannot be. Where a dock leveler, a door threshold, a drain or a machine base fixes the floor level exactly where it is, sealing is the option that improves the floor without moving it. Dust, cleaning and what changes day to day

Dust is the first thing to go, and in a warehouse it is the thing people underestimate. An unsealed slab produces fines constantly under wheeled traffic, and they end up in the racking, on the stock, on the equipment and in the air. Sealing the surface stops the floor being the source, which is worth more in a building storing product than almost anything else the treatment does.

Cleaning changes next. On a closed surface a scrubber picks dirt up instead of driving it into the concrete, so the floor gets genuinely cleaner each pass rather than gradually going darker along the traffic lines. Spills stop being permanent: oil and process fluid sit on the surface long enough to be dealt with instead of leaving a stain that no amount of cleaning brings back.

What sealing does not do is add a wearing layer, and it is worth being straight about that. It hardens and closes the surface of the slab; it does not build a new floor on top of it. Under heavy forklift traffic on a defined route, a sealed floor will still wear at the surface over time, and if that is the duty, a coating is the better buy. Sealing is the right answer where the requirement is dust control, cleanability and appearance rather than impact protection.

Warehouses, stores and commercial interiors

Warehouse and storage floors are the most common case. Large areas, mostly light to moderate wheeled traffic, and a requirement that comes down to dust, cleaning and being able to see the floor. Coating an entire warehouse is often more than the building needs, and sealing covers the area at a cost that makes sense for the square footage involved.

Stores, stockrooms and dry goods areas are the next. These take hand trucks and dropped stock rather than forklifts, they need to stay clean and dust free, and they rarely justify a full build. The same is true of circulation space and the routes between working areas, which take foot traffic and the occasional pallet truck and little else.

Commercial interiors are the third case, and there the reason is usually appearance. A ground and sealed slab gives a plain, honest concrete floor with the character of the concrete still visible, which suits a unit going for an industrial look rather than a colored floor. It is a low-maintenance, hard-wearing finish for a customer-facing space that is not trying to hide what the building is.

Sealing is an interior treatment in every one of those cases. It is specified for floors inside a building, not for driveways, walkways or exterior slabs.

Sealed concrete or a grind and seal finish

There are two routes, and the difference between them is how much is done to the surface before it is sealed. Both keep your slab as the finished floor.

A penetrating seal is the lighter option. The floor is cleaned and prepared, then the sealer is applied and driven into the concrete, hardening and closing the surface without changing its appearance much. It suits a working warehouse or store where the requirement is dust control and cleanability and nobody is asking the floor to look like anything in particular. It is the quickest of the two to apply over a large area and the cheapest per square foot.

Grind and seal goes further. The slab is diamond-ground first, which cuts the surface back to fresh concrete, removes old coatings, sealers and surface contamination, and evens out the finish across the floor. It is then sealed and given a hard topcoat. Because the grinding exposes the concrete properly, the result is a cleaner, more consistent floor with a level of sheen you choose, and it lasts better than a seal applied over an untouched surface. It costs more, and it is worth it wherever appearance matters or where the existing surface is in poor enough condition that sealing alone would just lock in what is there.

Which one is right is decided by the slab and by what the floor is for, not by preference, and it is the main thing we work out at the survey.

How much grinding the slab needs

The preparation decides the result far more than the sealer does. A sealer applied over laitance, an old coating or contamination does not penetrate; it sits on top of whatever is in the way and comes off with it, which is why a cheap sealing job can look fine and then fail in patches within a year.

So the first question is what is on the floor now. Old sealers, previous coatings, adhesive from a lifted covering and the weak surface layer left by the original pour all have to come off before anything is applied. That is done by diamond grinding rather than acid etching, and how many passes it takes is a function of what we find rather than something that can be quoted from a photograph.

Contaminated areas need more, not less. Concrete that has taken oil, hydraulic fluid or coolant over years holds it deep, and those areas are ground back until they are clean or they will reject the sealer exactly where the floor is busiest. Cracks and joints are opened out and filled as part of the same visit, because a sealed floor with untreated joints still collects everything in the joints.

Deciding whether sealing is the right answer

We come out and look at the floor before quoting. We check what is already on it, how sound the surface is, what the traffic is, what gets spilled, and what you actually want from the floor once it is done.

Then we say which of the two routes fits, and we will tell you if neither does. If the duty is heavy forklift traffic on defined lines, or chemical exposure as a daily fact, we will say that a coating is the better spend rather than selling you a sealing job that will not hold up. Being told that at the survey is more useful than finding it out in two years.

The written quote covers the preparation, the number of passes, the sealer, the topcoat where one is included, the joint work and the areas being treated differently. Sealing large areas is quick compared with a coating build, and we plan it by zone so a working building stays working.
