A seamless resin floor for a unit you are fitting out

A commercial resin floor is a coating system bonded into the slab of the unit, laid as one continuous surface from wall to wall and finished with a clear topcoat that takes the traffic. It is installed as one stage inside a fit-out rather than as a long trade on its own, it adds almost nothing to the finished floor height, and it comes in four forms: epoxy flake, solid color, metallic, and grind and seal. Which one goes down depends on the brand, the trade and the part of the unit it is going into.

For a business fitting out leased space, the floor is one line in a longer program and it has to behave like one. It has to go in after the slab is clear and before the joinery, it has to meet a written standard that a franchisor or a head office will recognize, it has to be finished so a landlord accepts it at handback, and it has to look right on opening day with no snagging list. A coated floor does all of that because the whole system is specified on paper first, down to the color, the finish and the edge detail.

What the finished floor does for the business afterwards

A seamless floor is the cheapest floor in the unit to keep presentable. There is no grout to darken, no seam for dirt to work into and no wear strip to renew at the entrance, so the daily clean is a sweep and a mop and the floor looks as it did on opening day well into the lease. In a customer-facing unit that consistency is part of the brand, and it costs nothing to maintain.

The surface stands up to what a trading unit does to it. Trolleys, chairs, stock cages, wet umbrellas, salt in winter and cleaning chemicals every night all land on the topcoat, which is chosen to take them without dulling or scuffing through. Spills sit on the surface and wipe up rather than staining the slab underneath.

At the end of the lease the floor is an asset rather than a liability. It comes off nothing, it hides nothing, and it can be refreshed with a new topcoat or recolored for the next tenant instead of being ripped out. Landlords tend to prefer it for exactly that reason, and a floor that is in writing, with its specification on file, is easy to sign off at handback.

Retail units want a floor that matches the brand and stays that way. A flake finish in the brand palette, or a solid color chosen to sit under the fixtures and the lighting scheme, gives a continuous surface that looks intentional from the door and reads the same in every unit the brand opens.

Restaurants, cafes and food halls need a front of house that looks finished and a kitchen that can be hosed and scrubbed every night, with a sealed cove at the wall and grip broadcast into the topcoat where the floor runs wet. Both are the same system in different finishes, installed by the same crew in the same visit, and both give a sealed, cleanable surface with nowhere for grease or water to collect.

Fitness studios, clinics and salons want a hard, seamless floor that takes equipment, disinfectant and a full day of foot traffic. Offices and business-park suites use the same floors in corridors, break rooms, receptions and plant rooms, where a seamless finish that cleans quickly and does not lift at the edges saves a facilities team a great deal of work.

The four floors, and where each goes in the unit

Epoxy flake is the front-of-house floor for a busy unit. Colored flake is broadcast into the body coat and sealed under a clear topcoat, so the surface is textured, slip-resistant and forgiving of the grit and marks a trading day leaves behind. Flake blends can be matched to a brand palette and repeated unit to unit, and a polyaspartic topcoat can be specified where a harder-wearing, fast-cure finish suits the program.

Solid color epoxy is the plain, uniform floor: one color across the area under a clear topcoat. It is the standard for kitchens, prep rooms, clinics and back-of-house, because it shows what is on the floor and confirms at a glance that the clean has been done. It is also the easiest floor to specify to a written standard, since a color is a color.

Metallic epoxy is the statement floor, poured and worked by hand so the color moves in depth across the surface. It belongs in a reception, a showroom, a salon or a boutique where the floor is part of the design rather than the background to it, and it cleans exactly like the other coatings because the wearing layer is the same clear topcoat.

Grind and seal is the one of the four that is not a coating. The slab is ground back to expose the concrete and sealed under a hard clear finish, so the floor is the building's own concrete, dust-free and cleanable, with a plain industrial look that suits a lot of current retail and food design. It adds no height at a threshold and it is the lowest-cost of the four.

Preparing a slab that has had tenants before

A leased unit's slab carries the history of every fit-out before yours: tile adhesive, carpet glue, vinyl residue, paint, screed patches and the holes from old fixings. All of it comes off. The slab is diamond-ground open across the whole area, which removes the old materials and gives the new system a mechanical key into clean concrete in the same pass.

Cracks, control joints and fixing holes are opened out, cleaned and filled flush before any coat goes on, so they do not track through the finished floor. Where an old shopfront line or a removed wall has left a step or a patch, it is ground and filled level, because a coating follows the slab it is laid on and a fit-out floor has to be flat under the joinery.

Edges and thresholds are detailed for the finishes around them. The floor is terminated cleanly at the shopfront, under counters and fixtures, and where it meets a different finish, and where a kitchen or a wet area wants a cove, it is formed as part of the system so the wall and the floor are sealed together.

Working to the fit-out program

We come out and look at the unit with you, or with your fit-out contractor, and read the drawings and the brand specification alongside it. The floor is specified from that: which system goes where, which color, which finish, what happens at the edges and when in the program it needs to go in and be walked on.

The work is then sequenced to the program rather than around it. Preparation happens as soon as the slab is clear, the coats go on in the window agreed with the contractor, and the floor is protected and handed over before the joinery, the fixtures and the decorators come back in. If the program moves, we move with it, and the sequence is confirmed in writing so everybody on the job is working to the same dates.

The written quote sets out the preparation, the system in each area, the finish, the edge and cove details and the program, with a fixed price, in a form that can be sent to a landlord or a head office as it stands. If the slab needs more than a straightforward coating, we say so at the visit rather than once the fit-out is under way.
