A primer fuses into the ground concrete, a pigmented base coat goes on, the finish is built on it, flake, solid color or metallic, and a clear polyaspartic topcoat seals it. Why epoxy handles the yard better than carpet

Carpet by a door to the yard takes in mud, grass and water and holds on to them. Tile and plank have seams that let water through to whatever is underneath, and grout that darkens where boots stand. A coated floor is one sealed, non-porous surface: what comes in on a shoe stays on top of it and wipes up.

It is bonded onto the slab you have. After grinding and repair the coating goes straight on, with no subfloor to build, so the threshold at the yard door stays where it is.

And one system suits the whole level. A flake floor with extra grip by the door, the same flake or a solid color through the gym and laundry, and a metallic finish if one end of the room is for entertaining. Most basement floors are coated in a day.

What the floor does when the yard comes inside

Slip resistant where it counts. A flake floor has a natural orange-peel texture that gives grip, and an anti-slip additive can be broadcast into the topcoat by the door where the floor is most often wet.

Easy to clean after a wet day. The coating is seamless and non-porous, so mud, water, salt and dirt stay on the surface and come off with a sweep and a mop. Road salts and stains do not soak in, and there is nowhere for mold or bacteria to take hold. The finish is low odor, low VOC and pet friendly, which suits the room the dog comes in through.

Color that holds in daylight. A walk-out lower level gets real sun through its windows and door, and the UV-stable topcoat does not yellow or fade. Looked after, the floor is built to still look good in 15 to 20 years.

Flake, solid color and metallic chosen in daylight

Epoxy flake. Colored flakes broadcast into the base coat and sealed under the clear topcoat. It gives the most grip, hides the dirt of a busy door and comes in a wide range of blends, so it can be chosen in the light the room actually gets. For most walk-out lower levels it is the right place to start.

Solid color epoxy. One even color under the topcoat. It is a clean, practical finish for the gym, the laundry or a workshop area away from the door, and a light shade makes the deeper side of the room, away from the windows, feel brighter.

Metallic epoxy. A self-leveling resin with metallic mica pigments, worked by hand into the look of marble, stone or water, with a high-gloss finish. It suits the part of the level used for entertaining, and an anti-slip agent can be added to its final coat.

Grinding and detailing a slab that meets a door

Every floor starts with mechanical grinding. Diamond grinders remove old paint, stains, dirt, adhesive and any earlier coating, and open the pores of the concrete so the primer bonds into it. This step decides how long the floor lasts.

Cracks, holes and chipped areas are opened out, cleaned and filled flush. The concrete at the yard door, which takes the most water and wear, is ground and repaired with extra care.

The edges are prepared as carefully as the open floor: at the door threshold, along the walls, around the stair and at the laundry. Where the floor stops at the door, it is terminated cleanly so it meets the sill without a lip.

Applying primer, base, flake and topcoat

We roll a primer that fuses into the ground concrete and forms the bond. Once it has cured the pigmented base coat goes on, and for a flake floor the flakes are broadcast into it until the surface is covered. For solid color a second coat of color follows; for metallic the tinted resin is worked by hand.

After the base has cured, excess flake is scraped back so the texture is even from the door to the far wall.

The clear polyaspartic topcoat is the final layer. It is abrasion resistant and UV stable, it takes the traffic from the yard and the cleaning, and where you want extra grip the anti-slip additive goes into it.
