How a coated basement floor is made

A coated basement floor is epoxy bonded into the slab in layers. We grind the concrete and roll on a primer that fuses into it, apply a pigmented base coat, build the finish on that, solid color, flake or metallic, and seal it under a clear polyaspartic topcoat. It becomes part of the slab rather than a covering sitting on it.

Floor paint looks good for a season and then peels where the traffic is, because it only sits on the surface. A coating is bonded into the ground concrete, so it does not lift, curl or wear through to the slab.

It is applied to the slab you have. After grinding and repair the coating goes straight on, with no subfloor, no demolition and nothing to carry out. The room keeps its height and its doors, and the floor is finished right up to the walls instead of stopping at the edge of a mat.

Benefits for a basement that works hard

Resistant to impact, abrasion and chemicals. Industrial-grade epoxy and a polyaspartic topcoat stand up to dropped weights, rolling tool chests, bikes and the chemicals of a workbench, and resist oils, stains and chips far better than bare concrete does.

Easy to clean and healthier to use. A seamless, non-porous floor gives dirt, sweat, water, mold and allergens nowhere to hide, so a gym or playroom is swept and mopped with soap and water and stays that way. The finish is low odor and low VOC, hypoallergenic and pet friendly.

Protects the slab for years. The primer fuses into the concrete so the floor does not peel, and the coating protects the slab from moisture and water damage. Looked after, it is a floor built to still be in good shape 15 to 20 years from now.

Solid color, flake and metallic, and how to choose

Solid color epoxy. One uniform color under a clear topcoat. It is the plain, hard-working finish for a workshop, a laundry and the utility end, where you want to see what has been dropped and wipe it up, and in a light tone it brightens a basement with small windows.

Epoxy flake. Colored flakes broadcast into the base coat and sealed under the topcoat. The orange-peel texture gives grip underfoot in a gym or playroom, the blend hides scuffs, and an anti-slip additive can be added to the topcoat where a floor is often wet.

Metallic epoxy. A self-leveling resin with metallic mica pigments, worked by hand for the look of marble, stone or liquid metal, with a high-gloss finish that suits a room lit artificially. It is for the part of the basement you want to turn into a proper room.

Preparing an older basement slab

We start every floor by grinding the concrete mechanically. Diamond grinders take off old paint, stains, dirt, adhesive and any previous coating, and open the concrete's pores so the primer can bond. On an older slab this is where years of wear come off and sound concrete is exposed.

Cracks, holes, chips and uneven old patches are opened out, cleaned and filled flush. Around a sump, a floor drain or the base of a support post, the concrete is ground and repaired so the coating finishes neatly.

Edges along the walls and the foot of the stairs are prepared with the same care as the open floor, and a cove where the floor meets the wall is an option we can talk through for a laundry. Grinding, repair and moisture control done at this stage are what keep the finished floor from peeling or bubbling.

Installing the coating, coat by coat

We roll a primer that fuses into the ground concrete and forms the bond. Once cured, the pigmented base coat goes on. A solid color floor gets a second coat of color; a flake floor has flakes broadcast into the wet base coat until it is covered; a metallic floor is worked by hand while the resin is wet.

For flake, the loose chips are scraped back after the base coat cures, so the texture comes out even.

Every floor is finished with a clear polyaspartic topcoat. It is abrasion resistant, glossy and UV stable, and it is the layer that takes the weights, the wheels and the mop.
