A resin floor for a finished lower level

A basement floor coating is a resin system bonded into the concrete slab. A primer fuses into the ground concrete, a pigmented base coat is built on it, the decorative layer goes on, flake, metallic or solid color, and a clear polyaspartic topcoat finishes it. Engineered wood, laminate and vinyl plank are all laid over a slab they are not bonded to, with a layer in between where damp can gather and a seam every few inches. Carpet holds everything a lower level gives off. A coating is bonded into the concrete itself, so there is no layer underneath to fail.

It goes on the slab that is already there. The concrete is ground and repaired, then coated, with no subfloor to build and no demolition, so the room keeps its ceiling height and its doors still clear.

The benefits of a coated floor downstairs

Seamless and easy to live with. There are no joints for dirt, water or allergens to collect in, and the finish is low odor, low VOC, hypoallergenic and pet friendly. Day to day it is a sweep and a damp mop, with no waxing and no stripping, ever.

Hard wearing and stain resistant. The coating is industrial-grade epoxy under a polyaspartic topcoat, so it resists scratches, abrasion, impact, chips and spills. A dropped weight in the gym or a spilled glass at the bar is dealt with at the surface and does not reach the slab.

Built for the long run. The primer fuses into the concrete and the coating protects the slab from moisture and water damage, which is what keeps the floor from peeling or bubbling. It is a floor you can look back on in 15 to 20 years and still be pleased with.

Metallic, flake and solid color for a lower level

Metallic epoxy. A self-leveling resin mixed with metallic mica pigments in pearl, bronze, graphite or a custom blend, worked by hand into the look of marble, stone or liquid metal. Its high-gloss finish suits a room lit artificially, which is exactly what a lower level is, and it is the finish most often chosen for a media room, a bar or a lounge.

Epoxy flake. Colored flakes broadcast into a pigmented base coat and sealed under the clear topcoat. The texture gives grip and the blend is forgiving of wear, so it suits a gym, a playroom or the route between the stairs and the rest of the level.

Solid color epoxy. One even color under the topcoat, clean and simple. It is the finish for the mechanical room, a storage area or a workshop bench, where the floor should be practical and light.

Preparing the slab, edges first

Every coated floor starts with mechanical grinding. Diamond grinders take off old adhesive, paint, stains, dirt and any earlier coating, and open the pores of the concrete for the primer. It is the step that decides whether the floor lasts, and it is done on every job.

Cracks, holes and chips are opened out, cleaned and filled flush, and control joints are treated so they do not show through the finish. On a metallic floor especially, anything left in the slab can telegraph through the pour.

The edges are where the quality of a floor shows. We prepare the perimeter, thresholds, stair nosings and the junctions with built-in cabinetry as carefully as the open floor, and where two rooms sit at slightly different heights the join is ground and filled to one plane.

Laying the coats, primer to topcoat

We roll a primer that fuses into the ground concrete and forms the bond for the whole floor. When it has cured the pigmented base coat goes on. On a metallic floor the tinted resin is then worked by hand to build the depth and movement you chose; on a flake floor the flakes are broadcast into the wet base coat until it is covered; a solid color floor gets a second coat of color.

For flake, the loose chips are scraped back once cured so the texture is even. For metallic, the pour is planned so the pattern runs through each room without a visible break.

Every floor is finished with the clear polyaspartic topcoat. It is abrasion resistant and UV stable, it takes the traffic and the cleaning, and it keeps the color true.
